The one number

The all-in price is the only one that matters to you.

Every property we list for this service carries two prices: the listing price and the all-in price. We quote it before you commit anything, and the number we quote is the number you pay. If a cost comes in higher than we estimated, that difference is ours, not yours.

Tap each piece of the $9,800 "everything else" to see what it is. No line ever appears later that is not already in here.

Worked example at a $45,000 listing. Your property gets its own all-in number, built the same way and frozen before you commit.

Step by step

From a DM to a deed in your name.

Eight steps. Three involve money. One involves a signature. The rest happen in your inbox while we work on the ground.

1

Send the first message

Tell us which property you want. A DM or the form below is enough.

You pay: nothing
2

Get your all-in number

We reply with one price that includes everything. That number is final.

You receive: one number, everything included
3

Engage

Pay $1,500 to start the work. Card or crypto.

You pay: $1,500Counts toward your pack feeRolls to the next property if this one fails screening
4

See everything

We inspect the property and its paperwork, and film all of it for you.

You receive: the proof pack
5

Sign one document

We prepare a power of attorney. You sign it with an online notary, from home. We handle the rest.

Your only signature. No trip to Argentina.
6

Reserve it

You send the 10% deposit. It goes into legal escrow, never to us.

You pay: ~10% reservation + our fee balanceA signed purchase contract
7

Closing day

The rest of the money and the deed trade hands in the same room, on the same day. The deed is scanned to you before the day ends.

You pay: the balanceYou receive: the deed
8

You own it

We register the deed, hold the keys, and run the property for you. The first three months are included.

Keys, title, and a managed apartment

What remote confidence needs.

The proof pack is specific to your property. These Argentina settings show the three kinds of context a listing alone cannot give you.

Funds flow

Where your money sits at every step.

You never send us the purchase money. Not at any stage. Every dollar goes to a party with a legal duty to you or a registration you can verify yourself, and the first transfer is small.

The majority of our own fee sits in escrow until you hold the title. The purchase money never passes through us at any stage.

The currency crossing runs through a desk registered with Argentina's securities regulator as a virtual asset service provider. You contract them directly, you can look up their registration, and before anything real moves you send a small test transfer so you have seen the rail work end to end with your own account.

1. Engagement$1,500To us, card or crypto. This starts the screening work and counts toward your pack fee.If screening kills the property, it rolls to the next one at no cost. You are buying a purchase, not an address.
2. Reservation~$5,400 (10%), plus the $3,500 balance of our feeThe reservation goes through a registered exchange desk into the legal escrow Argentine purchase contracts require. Our fee balance goes into escrow at escrow.com.A signed purchase contract. Under Argentine law, a seller who walks away returns double the reservation. Our fee releases only when the deed is in your name.
3. Closing~$47,900Through the same registered desk, delivered at the closing table.Handed over in the same room, on the same day, in exchange for the signed deed. The money and the title move at the same moment.

Screening gate

What we screen before a property gets a price.

Most cheap listings never make it to this service. Before we quote an all-in number, five things get verified.

Title chain and liens

Verified in the property registry, with no pending inheritance process behind the seller.

Vacant delivery

The property is confirmed to be handed over empty, to you.

Building debt position

Expense and tax accounts checked so you do not inherit someone else's arrears.

Building administration

For apartments, the administration answers, because closings need paperwork from them.

The property itself

Regular, documented, and matching what the listing claims.

If a problem surfaces after you engage, your engagement rolls to the next screened property at no cost. You are buying a completed purchase, not a specific address's problems.

Price

Three Buy Now Packs.

The fee is flat by property price and already inside the single all-in number you see before committing. No hourly billing, no line items, no surprises at the table.

Boundaries

What this is not.

Three things we do not do, on purpose. They are also the three reasons this service is safe to use.

Not investment advice.

We do not give investment advice and we do not project returns. Whether this property is a good use of your money is your judgment.

Not our word on the title.

Title review in Argentina is the professional work of an independent escribano, a licensed public notary who answers for it under their own liability, and in this country the buyer chooses the escribano. We put that professional's study in your hands before you close.

Never your purchase funds in our account.

We never hold your purchase funds. If anyone offering a similar service asks you to wire the property money to their own account, walk away, including from us.

Questions

Asked and answered.

The things people ask before the first DM, in the order they usually ask them.

Is $54,800 what I would actually pay?

It is a worked example at a $45,000 listing. Every property gets its own all-in number, built the same way and frozen before you commit to anything. The number we quote is the number you pay.

Do I ever have to travel to Argentina?

No. You sign one power of attorney with an online notary, from home (available in most US states). If online notarization is not available where you live, any local notary or the Argentine consulate works the same way. We prepare the document and handle the apostille, translation and courier. You are welcome to come for the closing, but nothing requires it.

What if the screening finds a problem?

Then that property does not get bought. Your engagement rolls to the next screened property at no cost. The screen exists to say no on your behalf before your money is anywhere near a problem.

Can I pay in crypto?

The $1,500 engagement can be paid by card or crypto. The purchase money itself travels through an exchange desk registered with Argentina's securities regulator. You contract the desk directly, you can look up its registration, and you send a small test transfer before anything real moves.

Who actually verifies the title?

An independent escribano: a licensed public notary who answers for the title study under their own professional liability. In Argentina the buyer chooses the escribano, and you receive the study before closing. We never certify titles ourselves.

What happens after the deed is mine?

We track your deed through registration until the final inscribed title exists, then forward it or hold it for you. Your first three months of property management are included. After that it continues at a small monthly retainer if you want it to.

What if I engage and then need to pause?

The engagement pays for real screening work and stays applied to your purchase. If a property falls through or life intervenes, it rolls to the next screened property when you continue.

Why 60 to 90 days and not faster?

The floor is set by document logistics (apostille, translation, courier) and government processing times, not by effort. We do not quote faster timelines to win business.
